Skyline Ranch may move forward

Development: Community would include road connecting Sierra Highway and Whites Canyon Road

Construction could begin next year on more than 1,000 new homes and a new east-west thoroughfare in northern Canyon Country, a developer said.

Pardee Homes executives expect to begin grading next year on the Skyline Ranch development, north of Soledad Canyon Road. The project includes 1,260 homes on lots ranging in size from 5,500 to more than 7,000 square feet, said Pardee Homes Vice President of Community Development Jim Bizelle.

The Skyline Ranch site would be 2,170 acres located between Sierra Highway, Vasquez Canyon Road and Whites Canyon Road north of Soledad Canyon Road. Almost 1,600 acres would be preserved for open space and parks, according to Pardee Homes documents.

Pardee Homes expects to build 10 parks in the master-planned community. They would be connected through a system of trails much like Valencia’s, according to Pardee documents.

The planning commission was scheduled to decide whether to approve the project during its March 3 meeting, but delayed the vote to later this month while waiting for details on the east-west road connecting Whites Canyon Road and Sierra Highway, Bizelle said.

Pardee would work with another home builder, Shapelle Industries, to build the road, which is tentatively called Skyline Ranch Road.
The road plan requires an amendment to Los Angeles County’s Master Plan of Highways, according to county documents. Such an amendment must be approved by the Los Angeles County Board of Supervisors.

The Los Angeles County Regional Planning Commission is scheduled to consider approving the project and its accompanying environment impact report on March 24. The public hearing is open until then.
